Our building completion report is a final handover / practical completion inspection for the owner. The property needs to fully completed with all appliances installed, preferably water, gas and electricity, and the final clean completed before we can undertake the inspection.
The report content is very comprehensive including colour photos of all incomplete, defective or poor workmanship which can be presented to the builder to be rectified within the warranty period known as the ‘defects and liability period’ (usually 13 weeks for new homes in NSW).
These reports are carried out by a NSW licenced builder in conjunction with National Construction Code Volume Two Building Code of Australia Class 1 and 2 Buildings, relevant Australian Standards and New South Wales Guide To Standards & Tolerances 2017 and as per Building Act 1989 No 147 18B Warranties as to residential building work (a) a warranty that the work will be performed in a proper and workmanlike manner and in accordance with the plans and specifications set out in the contract.

Brett is an experienced building inspector, who is very thorough and has great attention to detail. The report BRC provided to us was easy to read and well-structured, all the defects were summarised in the front page, followed by detailed sections with colour photos of building defects and estimated repair cost - very handy to have from a buyers perspective. BRC Property Inspections did a thorough report on the home I was interested in buying. The information in the report allowed me to make an informed decision to purchase the home and also gave me some negotiating power when I pointed out a couple of issues to the real estate agent. The report the agent offered me had very few details and was no where near as detailed or comprehensive as the BRC report.
